Signs your crawl space has a moisture problem

  • A musty smell inside the house, especially after rain.
  • Damp soil, standing water or mold in the crawl space.
  • Rot or soft spots in the posts, beams or floor framing.
  • Signs of pests living under the house.

What encapsulation does

Bare soil in a crawl space gives off moisture all the time. A sealed vapor barrier across the floor and up the walls keeps that moisture out of the space, which protects the wood framing and the floor above. If water is getting in from outside, we fix the drainage first.

Often done with other work

Because we're already in the crawl space for retrofits, leveling and foundation work, encapsulation is often added to those jobs.

Questions

Will encapsulation fix water that's coming in from outside?

Not by itself. If water is entering the crawl space, we fix the drainage first, then seal the space.

Can it be done with a retrofit?

Yes. It's common to add encapsulation while we're under the house for bolting and bracing.
