Wood floor leveling for sloping and bouncy floors
Sloping, bouncy or cracking floors brought back to level with new posts, piers and beams under the house. We find the cause first, so it doesn't come back.
Signs your floor needs leveling
- A marble or ball rolls across the room.
- Doors stick, or swing open and closed on their own.
- Gaps open up above door frames, or cracks in the walls near the ceiling.
- Floors feel bouncy or soft in spots when you walk across them.
What causes it
In a raised-foundation house, the floor sits on beams, posts and small concrete piers in the crawl space. Over the years, piers can sink, posts can rot or shift, and beams can sag, often because the soil underneath stays wet. The floor follows them down.
How we level it
- Inspect the crawl space and photograph what's moved.
- Fix the cause, such as water or a failed foundation section, before leveling.
- Raise the framing gradually and set new posts, piers and beams where they're needed.
- Check the floor for level when we're done.
Questions
Will leveling crack my walls?
We raise the framing slowly to limit stress on finishes. Some older plaster may show hairline cracks; we'll talk through what to expect before we start.
Is a sloping floor always a foundation problem?
Not always. Often it's the posts and piers under the floor, not the perimeter foundation. The inspection tells us which.
