Drainage
Drainage and water control around your foundation
Water against the foundation causes most of the damage we repair, and LA's recent storms showed which houses can shed it. We slope concrete away from the house, add drains and weep holes, and waterproof walls and planters, so water stops reaching the footing.
Signs water is reaching your foundation
- Puddles that sit against the house after rain.
- Patios, walks or driveways that slope toward the house instead of away from it.
- Planters built against the house wall, or downspouts that empty next to the foundation.
- A damp crawl space, musty smell, or stains on the foundation walls.
What we do
- Replace concrete that slopes toward the house with concrete that slopes away.
- Install drains to collect water and carry it away from the foundation.
- Add weep holes so water can drain out from behind walls.
- Waterproof walls and planters that sit against the house.
Why it matters
Soil that stays wet next to the footing can soften, swell or wash out, and that is when foundations crack and settle. Fixing the water is usually much cheaper than repairing the foundation it would damage.
Questions
Should I fix drainage before foundation repair?
They go together. If water caused the damage, we fix the drainage as part of the repair so the problem doesn't come back.
Can you look at it after a storm?
Yes. Call us. Seeing where the water actually goes is the best way to plan the fix.
