Foundation repair and replacement in Los Angeles
Cracked or crumbling stem walls repaired, sistered or replaced in sections, without lifting the house off its lot. We pour new footings with rebar and tie them into the existing structure.
Signs of a foundation problem
- Cracks in the concrete you can fit a coin into, or cracks that step or offset.
- Concrete that crumbles or flakes when you scrape it, common in very old foundations.
- Floors that slope, doors that stick or swing on their own, gaps above door frames.
- Water pooling against the house after rain.

Repair or replace?
Hairline cracks are common and often only need watching. When the concrete itself has failed, the fix depends on how much of it: a damaged section can be repaired or sistered with new concrete alongside it, and a foundation that has failed along its length is replaced in sections. We don't push more work than the house needs. You get photos of what we found and a written scope, so you can compare bids line by line.
How a foundation replacement works
- The house stays in place. We support the framing and remove the old foundation one section at a time.
- We dig and tie a new rebar cage in each section, and build wood forms under the existing walls.
- Pour holes along the top of the forms let the concrete fill all the way up to the framing.
- The city inspects the rebar before each pour, and signs off on the finished foundation.
Find the cause first
Most of the foundation damage we repair is caused by water against the footing. If water is the cause, we fix the drainage as part of the job, so the new foundation doesn't end up with the same problem.
Questions
Do I need a structural engineer?
For many repairs, no. Larger repairs and full replacements are often designed by an engineer, and we build to their plans. We'll tell you after the inspection.
Can you inspect before I buy or sell?
Yes. We go under the house, photograph the foundation and crawl space, and show you what's urgent and what can wait.
Will you fix the cause, not just the crack?
Yes. We look for what moved the concrete, usually water or soil, and include that in the scope.
